Job Description
Job Title: Maintenance Technician
Department: Maintenance
Reports To: Property Manager
FLSA Status: Non-Exempt; Hourly

POSITION SUMMARY: Apply maintenance skills and customer service skills to provide overall maintenance of the property to ensure that all physical aspects of the property meet all applicable laws as well as the company’s established standards. Troubleshoot and repair all aspects of the property and its units including, but not limited to, plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall. Work may be performed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
  • General maintenance of currently occupied apartments, involving basic troubleshooting, appliance repair, electrical work, and plumbing experience
  • Assists in conducting routine and periodic apartment and community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management
  • Completes assigned electronic work orders on Smartphone app (Mobile Facilities) generated from resident requests for service, routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirement
  • Completes documentation and other paperwork timely and accurately so that service requests can be appropriately documented and tracked
  • Be available for quick response per company policy if on-call duties are assigned
  • Completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a ‘punch’ list of maintenance work needed
  • Working with management scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the community’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying supervisor about re-ordering needs
  • Assists in maintaining the grounds, common areas, and amenities to provide clean and acceptable curb appeal at all times
  • Maintains excellent communication and professionalism with residents, vendors, property manager, and other Enfield staff
  • Complete initial and ongoing mandated training as required

Knowledge/Skills and Abilities:
  • General related skills and experience in maintaining an apartment complex including carpentry, electrical, plumbing, painting, drywall, HVAC, heating/cooling, appliance repair, groundskeeping, and pool care (if applicable)
  • Ability to use a Smartphone and electronic work order app (such as Mobile Facilities)
  • Mechanical skills to handle minor repairs and fixtures
  • Proper and safe use of hand and power tools
  • Knowledge of maintenance safety practices
  • Analytical skills to draw conclusions and examine alternatives when approaching a maintenance request
  • Good communication and language skills to read and comprehend warning labels and service requests, and ability to effectively communicate with residents, vendors, contractors, and property staff
  • Creativity to find the most efficient way to complete a task, continuously seeking new ways to retain residents and improve the property
  • Ability to prioritize numerous tasks and work order requests
  • Customer service skills with the ability to maintain confidentiality
  • Basic computer skills
  • Detail oriented, analytical, and problem-solving skills
Qualifications/Experience:
  • High School Diploma or GED
  • One year of experience and/or training in apartment maintenance (preferred)
  • HVAC and/or EPA certification (preferred)
  • Valid driver’s license
  • Pass a pre-employment background check
  • Reliable transportation
  • Strong work ethic, reliable, punctual
  • Own a personal Smartphone
  • Own basic tools, such as multimeter, plug tester, nut drivers, screwdrivers, channel locks, wrenches, Allen wrenches, pliers, wire strippers and cutters, socket set, cordless drill, flashlight, hammer, knife, tape measure, putty knife & scraper, and tubing cutter
